The Challenge:
The 22-story office building was ready for a replacement of its rooftop cooling towers. Previously, the managers executed a similar project at another high-rise property; however, they weren’t able to complete it in one weekend. As a result, the extended schedule caused inconvenience to the tenants.
With this new project looming, the property managers insisted that it be finished in two days, so they turned to the professionals at ColonialWebb Contractors who have an excellent track record with tight project schedules. We also brought to the relationship experience in working within the confined areas of an urban environment and strong prefabrication abilities.
Our Approach:
Through significant preparation, our work on this project showcased all of our skills.
Before the on-site portion of the task, we prefabricated all steel support modifications and condenser water piping assemblies. We equipped the new towers with variable frequency drives, and we prefabricated as much as possible the electrical modifications.
At 6 p.m. on a Friday, building owners shut down the center and our on-site work began. Using an oversized helicopter, we completed 36 separate lifts to the roof, despite some initial weather problems. Field technicians and installers worked in double shifts and, as promised, we turned the system on by 6 p.m. Sunday and ensured it was functioning properly.
