The Challenge:
As in no other retail construction before, ColonialWebb Contractors faced numerous obstacles to complete our task and to deliver it on time.

 

With weather complications, equipment incompatibility, and post-September 11 regulations, ColonialWebb relied upon its dedicated, knowledgeable personnel to produce innovative solutions that would not compromise an already tight construction schedule.

 

During the summer months of production, an above-average amount of rain fell on the site, and there was two feet of snow in the winter. These conditions proved difficult for travel and construction. Also influenced by Mother Nature were the application of fire-proofing on the decking as well as the placement of the steel beams and columns.

 

Problems arose with the interfacing of a new owner-furnished control system and our RTU controls. We were determined to make the situation work and devised a way to successfully integrate the two systems – something we had never before done.

 

Our final major issue involved flying the large RTUs to the store’s roof in bitter cold weather. Since we were located within the highly secure air space of the nation’s capital, we had to fill out all paperwork in accordance with Federal rules and regulations. We had to submit our proposed flight plans and procedures for review and approval prior to doing the work.

 

Our Approach:
Our Detailing department developed intricate plans to guide our work with the large-sized exposed ductwork, high ceilings and open ceiling grid. Within six months, we installed all major equipment consisting of 21 RTUs, BMS, 20 fans and miscellaneous AC units into the 360,000 square-foot store.

 

To do our part for an on-time grand opening, the ColonialWebb team persevered and became the first subcontractor to gain final inspection. We take great pride in this achievement considering all the obstacles that we faced.
